Guest Access

You will have private and exclusive access to the entire main and upper levels of the home. This includes all bedrooms, bathrooms, the living area, and the kitchen. You will also have sole access to the private, fully fenced-in backyard, including the BBQ and the seasonal pool.

Please note the basement is a separate, occupied unit with its own private entrance and a separate fenced-in yard. No spaces are shared.

Your stay is professionally managed by The Midterm Collection. We serve as your primary digital concierge for all bookings, logistical inquiries, and local support between 8:00 a.m. and 8:00 p.m. EST daily. For non-urgent matters, we typically respond within 1 business day.

Tiffany serves as the Professional Property Manager and owner. She is locally based and oversees the physical property, maintenance coordination, and on-site support. This hybrid management model provides you with dedicated digital assistance and professional oversight, ensuring a seamless, private, and high-end experience for your entire stay.

Professional Standards & Maintenance

  • Cleaning: We prioritize a premium experience for our guests. Every stay is preceded by a professional deep-clean and sanitization. To keep your stay stress-free, we do not require any checkout chores.
  • Maintenance: To keep the property in top shape, routine lawn care and weekly pool maintenance occur during the summer months. We provide a minimum of 24 hours' notice for any necessary indoor maintenance or inspections.
  • Winter Care: Professional snow removal is provided for the driveway. We provide shovels and ice melt for guests to clear their deck and walkways.

Space & Amenities

  • Duplex Privacy: This unit is an up/down duplex. Your unit is in the basement and is private with two (2) tandem driveway parking spaces, private laundry facilities, and backyard.

  • Utilities & Essentials: All utilities and high-speed fibre internet are included. We provide a "Starter Kit" of premium essentials (toiletries/detergents) to get you settled; guests restock these as needed throughout their stay.

Midterm Logistics

  • Mail & Deliveries: To maintain the residential nature of this property, personal letter mail is not permitted. We recommend a P.O. Box or the free Canada Post FlexDelivery service for personal mail, though courier packages (Amazon, FedEx) are always welcome.
  • Insurance: We recommend guests confirm their personal or employer liability coverage extends to their stay as we require $2M liability insurance prior to check-in.
  • Property Updates: We are continuously making small improvements to the home. As such, you may notice minor, fresh updates that differ slightly from the listing photos.
  • This home is professionally managed to ensure a smooth and comfortable stay. Our on-site and virtual team is available to assist you via the messaging platform should you have any questions or need support during your stay. We respect your privacy and will not be present at the property unless assistance is requested or required.

House Rules

Please review the following house rules carefully before your stay. By booking this property, you agree to respect and follow them during your stay.

1) NO SMOKING: Smoking of any kind is strictly prohibited inside the home. This includes cigarettes, cigars, vaping, marijuana, and incense. Guests who wish to smoke may do so outdoors at a safe distance from the home, ensuring all doors and windows remain closed. Evidence of indoor smoking may result in additional cleaning or remediation charges in accordance with platform policies. Please dispose of cigarette butts responsibly in designated outdoor bins or ashtrays.

2) PROPERTY CARE: All linens, towels, bedding, and household items must remain on the property. Missing or damaged items may result in additional charges.

3) NO PARTIES OR EVENTS: No parties, events, or large gatherings are permitted. Only registered guests are allowed on the property.

4) OCCUPANCY & VISITORS: Only guests listed on the reservation may stay overnight. Day visitors are permitted between 7:00 AM and 11:00 PM, provided total occupancy remains reasonable and respectful of the home and neighbours. All overnight guests must be approved in advance and added to the reservation. The property may not exceed its intended sleeping capacity. Sleeping on sofas, floors, or using additional bedding is not permitted.

5) PETS: One (1) pet is permitted per stay with prior approval. A pet fee applies per stay. Pets must be house-trained, up to date on vaccinations, and not left unattended for extended periods. Please contact us prior to booking if you have any questions about pet suitability or insurance-related restrictions.

6) EV CHARGING: On-site EV charging is not available. Nearby fast-charging stations are available.

7) POOL & BACKYARD USE: The pool and backyard are private amenities for registered guests only. No lifeguard is on duty. Guests are responsible for safe use of the pool and for supervising children at all times. Pool temperature is maintained at a maximum of 85°F. Pool access may be temporarily limited due to weather or maintenance requirements.

8) POOL MAINTENANCE: Routine or emergency maintenance may be required during your stay. Where possible, advance notice will be provided. Maintenance may include brief access to the pool area for cleaning, testing, or balancing.

9) GLASS & POOL SAFETY: No glass bottles or glass containers are permitted in the backyard or pool area. Damage caused by broken glass or foreign objects may result in additional cleaning or repair charges.

10) CLEANING: A one-time move-out cleaning fee covers standard turnover cleaning after checkout. Additional cleaning or damage beyond normal wear and tear may result in extra charges.

11) SECURITY: For safety and insurance purposes, exterior security cameras are installed at the front entrance and facing the backyard/pool area. These cameras are active and must not be tampered with or covered. There are no interior cameras.

12) GARBAGE & RECYCLING: Guests are expected to dispose of garbage and recycling in designated bins prior to checkout.

13) LAWN & OUTDOOR MAINTENANCE: Routine lawn and outdoor maintenance may occur during your stay, primarily in exterior areas. Where possible, advance notice will be provided, but occasional same-day or short-notice visits may be required for property upkeep. Maintenance staff will not access the interior of the home.

14) PROPERTY CARE: Guests are expected to treat the home and outdoor areas with care and respect. Any damage beyond normal wear and tear may be addressed through the appropriate resolution process.

15) SAFETY NOTICE: Guests use the property, pool, and outdoor areas at their own risk. Parents and guardians are responsible for supervising children at all times, especially in and around the pool area. The pool may be closed or restricted during certain seasons or maintenance periods, and access may be limited for safety reasons.
