I never planned to become a midterm rental educator.
After 16 years in law enforcement, my goal was simple: renovate a property, sell it, and move on. Real estate wasn't supposed to become my next career! It was just one project.
Well, that project had other plans.
After completing a full renovation of a run-down 1960s bungalow and converting it into a duplex, I listed it for sale. Six weeks passed without a single offer. I needed another solution.

Short-term rentals weren't an option because of Ottawa's bylaws, and committing to a traditional long-term lease didn't give me the flexibility I needed while I was still completing work on the property. That's when I discovered the midterm rental model.
What started as a backup plan quickly became a business.
As I learned more, I realized something frustrating: most midterm rental education is created for U.S. investors. But Canadian landlords face different regulations, different insurance processes, different tax considerations, and different market conditions.
There wasn't a Canadian resource that answered the questions I had, so I learned through experience.
Today, landlords across Canada are asking many of those same questions:

Since that first property, I've worked with relocation guests, corporate travellers, and families displaced by insurance claims. I've learned how to market furnished rentals, build direct booking systems, navigate Ottawa's regulations, and create housing that serves a very different type of guest than a typical Airbnb.
I've also learned what works (and what doesn't) when managing properties for other owners. Those experiences helped shape my decision to step away from co-hosting and focus on two things: operating my own furnished rentals and helping other Canadian landlords understand whether this strategy is right for them.
